PROJECT DESCRIPTION:
Development of 3 office buildings totaling 44,000 square feet on a remnant 3 acre site. The irregularly sloping site required creative site planning of one 1-story building and two 2-story buildings which had direct access from the adjoining site into each floor.
PDI SERVICES:
Compiled and analyzed Due Diligence information
Secured a Mitigated Negative Declaration environmental status from the City of San Juan Capistrano
Managed the entitlement process through the City of San Juan Capistrano for Architectural Control and Tentative Map
Directed the consultant team of the architect and engineers
Created the critical path schedule and detailed budget
Selected and negotiated the construction contracts with the general contractor and specialty contractors
Provided full Construction Management Services for site work and buildings
